 What is the best way to start?

Call our agent first, before you do anything. He or she will advise you about the laws in PA that protect you, and give you the ability to be represented. You then become the client of the agent, not just a customer. The agent is working for you, and not for the seller. 

Do I have to sign anything?

Yes, you do, but it's the law in Pa, and it's for your protection. The agents have a "green form" that is not a contract- just an explanation of how the agent can represent you. It's called the Consumer Notice, and you can see it under this "Buying a Home" page. Next, you will be asked to sign a Business Relationship Agreement which is a contract, but not a scary one. It says the agent works for you, or they work for the seller. You can decide. And, it can be short term, or just for one property.

Should I look for properties online?

Absolutely, but call your agent when you see something you like. The agent may already know about the property, it might be sold, or the price might be reduced - things like that. Besides, your agent can email you properties that meet your requirements automatically.

The agent can show me any properties, even the ones that are listed with someone else?

Yes. Any property that is in MLS is available to us, and if the property is being marketed by a seller privately, the agent can approach that seller on your behalf.

Do I need to talk with a banker first?

When you initially talk to your agent, he or she will suggest you meet with a banker or a mortgage lender to be "pre-qualified". Then you will know your price range, and you'll be ready when you find that perfect home. A lot of sellers won't take an agreement of sale unless the buyer is prequalified.

So I meet the banker and my agent finds me the perfect house, and the seller says "yes". Am I on my own then?

Not at all; we'll do everything from that point. Our settlement department will order any certifications, such as a termite or home inspection, explain home warranty protection, order your title search, set up your settlement, coordinate everything, and we'll go to settlement with you.

So your office will take care of everything from start to finish?

Yes we will, and we'll be there after settlement if you have any questions.
